Signs it might be time
- Shingles curling, cupping, or missing in many places
- Bald spots where most of the granules are gone
- Leaks showing up in more than one area
- The roof is past the life the shingles were rated for
- Sagging spots, which can mean the decking underneath is damaged
What a replacement usually involves
A typical replacement means tearing off the old shingles, checking and replacing any damaged decking, then putting down new underlayment, flashing, and shingles. Your roofer should know whether the job needs a permit from the City of Lincoln, and should handle it if it does.
Getting quotes
Ask each roofer to put the same things in writing: what's being removed, the shingle line, how damaged decking gets priced, cleanup, and the warranty on both materials and labor. Quotes are much easier to compare that way. Our guide to what affects replacement cost explains each line.
