What usually needs repair
- Shingles that blew off or lifted in a wind storm
- Cracked rubber boots around plumbing vents, one of the most common leak sources
- Flashing around chimneys, skylights and walls that has pulled loose or rusted
- Damaged ridge caps
- Soft spots where decking under the shingles has gotten wet
Repair or replace?
If the damage is in one area and the rest of the roof is in good shape, a repair usually makes sense. If the shingles are near the end of their life, or the damage is spread across the roof, a replacement can be the better use of money. Our repair vs. replace guide covers how to think about it.
